Our Mission
Gideon Properties is a professional real estate investing team making a difference in our community one house and one family at a time. By assessing a sellers needs and finding the program that best fits them, we are able to create a hassle free experience for sellers who need or want to sell thier home in the easiest quickest way possible. We take pride in our ability to create "win-win" solutions for our sellers.
We work with Sellers who:
- Simply don't want to wait the time it will take to sell their home or go through the hassle of showing their home, qualifying buyers, negotiating contracts, or fixing up the property for sale.
- Need immediate debt relief
- Are motivated to sell quickly due to job transfer/loss, income change, downsizing, divorce, death, want to avoid bankrupcy or hurting their credit and many more
- Own a vacant house where they are paying two mortgages, have had vandalism or trespassers, etc.
- Have a problem tenant late on payments or no payments.
- Want a quick, fair, hassle-free offer to sell their house.
We work with several types of Buyers:
- Some want to secure a home, live in it now and explore all options in how, when and what type of financing they will get to buy the home.
- In some situations they need time to alleviate a shortage of down payment, time to solve credit issues, or just want to "try-out" the house, schools or neighborhood.
- After our Tenant/Buyers move in, they are free to work with traditional Lenders to get "seasoned" so they can qualify for a new loan to buy the property.
How do you determine the offer amount that you're willing to make?
When we buy houses, every home owner's situation is unique, as
is the process by which our home buyers determine what they are willing
to offer for a home. The things they take into consideration include the
age and condition of a home, costs of needed repairs, as well as the urgency
of your individual situation.
